Angeline, A Master-Planned Community for Innovative, Healthy, and Sustainable Living


Now more than ever before, health and home professionals are working together to combat a variety of public health crises that are a growing concern. These are the questions MetroPlaces designers and builders considered when mapping out what this future community will look like. Angeline will be a groundbreaking, new 6,200+ acre mixed-use, master-planned community that will completely transform Pasco County, Florida (connected to the greater Tampa Bay region).

According to the Metro Development Group, the visionary team behind Angeline, they have “partnered with award-winning homebuilders and an expert team of partners – including H. Lee Moffitt Cancer & Research Institute – to create one of Florida’s most innovative, healthy and sustainable places to call home, pursue outdoor adventures and be part of a next-generation health and wellness campus.” Residents will have a variety of housing choices and price points including active adult and single-family homes, townhomes, and multifamily options. The best part is that all housing is energy efficient and high-tech, which makes sustainable living even more attainable!

PARKS, TRAILS, AND ACRES OF NATURE PRESERVE

Regional Park and Lake: the 130+ acre Pasco County regional park and lake includes planned sports fields, winding trails, boardwalks, campsites, picnic areas, and forest overlooks. This is perfect for families looking to stay active, as all amenities are connected to the neighborhoods with walkable/bikeable paths.

COMMUNITY FARM

A sustainable fruit and vegetable farm will be offered for Angeline residents and the greater Pasco County community to intentionally interact with their food. Metro has engaged agricultural consulting and management company Agmenity to design the 2.5-acre farm, which will be located next to the Angeline Farmhouse welcome center and café. The Farm at Angeline will offer fresh, local produce for purchase and engaging farm-to-table and family-friendly events, nutrition classes, and a variety of educational programming. They are expecting their first harvest in the Fall/Winter 2023.


2023 is a huge year for Angeline, as the community hit many first milestones of their Phase 1 plans. In March, Lennar Home Builders launched the sales of their new townhomes for families of all ages. With 9 different floor plans to choose from, and square feet ranging from 1,513 to 2,466, the price points for these spacious and unique townhomes start in the high $200s. Isn’t it amazing that this is all happening RIGHT NOW?! A community like Angeline could be your new home in the near future.

SCHOOLS

Angeline Academy of Innovation STEM (Science, Technology, Engineering, and Math) Middle & High School is opening August 2023 Future K-5 School. According to Metro Places, “The middle school will have two primary magnet pathways, Computer Science and Digital Tools, that will help students build technology skills and prepare them for high school. The high school will have a wide array of new opportunities for students such as a Biodesign Academy, a Computer Science and Applied Cybersecurity Academy, an Engineering and Applied Robotics Academy, and an Entrepreneurship Academy.” These kiddos will be encouraged to be curious and tackle problems throughout college and life! Families living in this community can feel good about nourishing their child's physical, mental, and intellectual health.


SENIOR AMENITIES/PROGRAMMING

Lennar’s 55+ amenity center and clubhouse with a robust events calendar and food and beverage choices, as well as a resort-style swimming pool, tennis, pickleball, and bocce ball courts, will all complement Angeline’s amenity-rich design and programming.

SPEROS: MOFFITT CANCER CENTER

Speros is a 775-acre life science and health campus. According to the Moffitt Cancer Center, “Moffitt will build the Speros on land off Ridge Road in Land O’Lakes. It will eventually have 140 buildings that will include housing, hotel space, veterans’ facilities, and academic training space. The first phase will cost $1.6 billion and will be completed over the next five years.” This community truly embodies healthy living in every aspect! Being so close to cutting-edge healthcare research and resources is incredibly inspiring.

Interview with Vaike O'Grady, VP of Marketing & Communications for Metro Development Group

We recently had the opportunity to ask Metro Development Group some questions about their new community; here is what they have said.


What makes Angeline different?

Anchored by a new state-of-the-art global innovation district from Moffit Cancer Center, the 6,200-acre Angeline will be home to more than 30,000 residents with access to the area’s first residential community farm, 3,600 acres of green space, an extensive trail network, office, and retail, a MetroLagoon, onsite schools and the fastest internet service in the nation. Moffit’s 750-acre life sciences research park – larger than downtown Tampa – will be one of the leading facilities of its type in the world.


How does agriculture become a part of everyday life in the Angeline community and make living there even better? The Angeline Farm will provide fresh seasonal produce for purchase as well as educational opportunities for residents and visitors alike. Metro has engaged agricultural consulting and management company Agmenity to design, build and maintain the 2.5-acre farm, which will be located next to the Angeline Farmhouse welcome center and café. The farm will offer access to fresh produce and a unique community experience for residents and serve as a gathering place for the larger community. The farm also will keep a flock of 15 to 20 laying hens that will have the potential to lay up to 40 dozen eggs per month. The Angeline Farm will offer more than just fresh produce – it will be a place where people can learn about sustainable agriculture, interact with crops and animals, participate in educational programs and events, volunteer their time to help maintain the farm, and get involved in general community activities. It's a great way for residents to connect with each other while also learning more about how healthy food is produced. In addition, the Farm will be a source for the planned Wild Thyme Café at the Angeline Farmhouse welcome center.


What attracts people to Angeline?

Angeline is one of the most innovative, amenity-enriched, healthy, and sustainable communities in the nation. It’s the next great place to live with top-rated builders offering a variety of home options and price points, easy access to Tampa points of interest, excellent educational and health care options, a planned Town Center and Lagoon, and over half of the land set aside as natural, undeveloped green space. The Angeline Academy of Innovation, a County charter school with a focus on next-generation education will open in August 2023.


What exciting projects or plans does Angeline have in store for the future that will continue to promote wellness, health, and sustainability within the community?

Angeline’s development has just recently begun, and we’re excited to break ground on our residential farm in the coming months. In addition, the residential community is starting to take shape, with active adult homes and townhomes for sale by Lennar. A second award-winning builder, D.R. Horton Homes also will offer townhome sales beginning this summer, and more single-family homes will be available in coming years. A 130-acre county park is planned and will serve as a hub for recreational activities, playgrounds, fishing, and kayaking. In all, Angeline will include more than 3,600 acres of natural, undisturbed green space. Some 26 million square feet of commercial space is planned and is envisioned to include a MetroLagoon, as well as retail and office space. The entire community will have Streetleaf solar streetlights and best-in-class ULTRAFi internet service, forming the technological backbone for commercial and residential users. Metro Development Group, the company behind Angeline, plans to build miles of trails weaving through the community for walking, biking, or running. The trails will link to regional sites like the Starkey Preserve, the Connerton Preserve, and the Crossbar Ranch Preserve.
