5 Wellness Questions to Ask Before You Buy a Home

If you or someone in your household has allergies, chemical sensitivities, or chronic health conditions—or you just want to live in a home that supports your wellness—here are five questions to ask during your home search:


1. What’s the home’s ventilation system like?

Look for homes with good air exchange (ERV/HRV systems are a plus), operable windows, and updated ductwork. Ask when filters were last changed and if the system can accommodate HEPA upgrades.



2. Has the home had any moisture or mold issues?

Ask directly about past leaks, water damage, or mold remediation. Request documentation. Even a small past issue, if not properly fixed, can lead to hidden problems.


3. What materials were used in recent renovations?

If the home was recently painted, recarpeted, or remodeled, ask about the materials: Were low-VOC paints and finishes used? Is the flooring synthetic or natural? New doesn’t always mean non-toxic.



4. Are there any gas appliances or fireplaces?

Natural gas stoves, fireplaces, or furnaces can release pollutants like nitrogen dioxide and carbon monoxide. Ask if there’s proper ventilation—or consider whether electric alternatives are better for your needs.



5. How does the home feel to your body?

Trust your senses. Does the air feel stuffy? Does the space smell clean or chemical? Do you feel tired, dizzy, or foggy after being inside for a few minutes? Your body can be your best guide.


Pro Tip: Bring a notebook to each showing and jot down your physical reactions, questions, and sensory impressions. Then discuss them with your agent—especially if they understand wellness home needs.
