Cheri Riley

As a homeowner who values the luxury and comfort of your residence, I understand that your real estate holdings are not just a place to live but a significant investment. That's why I'm offering you an annual review of your real estate portfolio to ensure that you have the most up-to-date information about the real estate activity in your immediate area.

During our consultation, I will share the latest data on real estate activity, including properties that are under contract, sold, and expired in the last 12 months. Additionally, I will provide insights on how these trends might impact your investment and your overall real estate strategy.

If your home value has increased significantly since you purchased it, you may need to update your insurance policies to reflect that prior to Hurricane season this year. I have arranged for a local inspector to provide an updated 4-point or wind mitigation report at a reduced rate, which can help you identify any issues that have come up since your purchase that could impact your investment.

Moreover, the aftermath of the pandemic has led to an increased awareness of the importance of wellness and healthy living among luxury homeowners. Indoor Air Quality (IAQ) has emerged as a critical issue, and I can offer you expert advice on how to improve your home's IAQ and overall health environment.

At the end of the day, my aim is to provide you with the knowledge and resources to ensure that your real estate portfolio continues to provide value and growth for years to come. I pride myself on offering a consultative approach that is tailored to your unique needs as a luxury homeowner.

The Lasting Benefits of Light Therapy for Seniors

As we age, our eyesight changes. These changes are normal but can effect our lifestyle and health in a myriad of ways. Older adults often lead more sedentary lifestyles, therefore spending more time indoors with limited exposure to natural light. This lack of sufficient daylight exposure can lead to circadian rhythm disruption, making it harder to maintain regular sleep-wake cycles. Additionally, conditions such as glaucoma can further impair light transmission to the brain's biological clock, exacerbating sleep problems. If you were to quickly assess your home office, what do you see? Furniture made of medium density fiberboard and particle board and plywood?

Here’s How to Turn That Empty Room Into Something Amazing

By Lucy Chatman

It can be bittersweet when adult children decide the time has come to move out of the family home. Parents perhaps get their first trial run of this scenario when their children go off to college or enlist in the military. Rooms are left empty, if only for a certain period of time. Eventually, those rooms will remain empty as adult children move out of the house for good.

"Cheri helped us find the house when we moved to Tampa. She was a true professional who knew the market, quickly grasped what we were looking for and then patiently toured us through homes until we found the right one. She negotiated a great deal for us and guided us through the purchase process. This is exactly why we called Cheri when we decided to sell the house. She was wonderful. A true expert on market conditions, she helped us prepare the house and then helped us set the asking price. As a result, we received 5 offers at the end of two days of showing and sold our house for $250,000 above our asking price. She once again guided us through the closing process, supporting us and our buyers. She is an exceptional agent." -Katherine G. I work relentlessly on my client's behalf to help them achieve their real estate goals and make smart choices in the built environment.
